The Formula / How It's Calculated

The area charge is (area in sq ft ÷ 1,000) × rate × terrain factor. The travel charge is (travel minutes ÷ 60) × travel cost per hour. Those two plus the extras give a raw price, and the price per visit is the larger of that raw price and your minimum charge. A contract discount, if you enter one, is applied last. The season total is the discounted price per visit multiplied by the number of visits.

The effective hourly figure divides the final price by total committed time, which is the on-site time (area ÷ mowing speed) plus the travel time. Counting travel as working time is the whole point: an operator who ignores it will consistently overestimate how well small, scattered jobs pay.

Worked example, matching the defaults on this page. A 5,000 sq ft lawn at $12 per 1,000 sq ft with a 1.15 terrain factor gives an area charge of 5 × 12 × 1.15 = $69.00. A 20-minute round trip at $25 per hour adds (20 ÷ 60) × 25 = $8.33. Extras add $8.00. The raw price is $85.33, which is above the $45 minimum, so the price per visit is $85.33. On-site time is 5,000 ÷ 20,000 = 0.25 hours; total committed time is 0.25 + 0.333 = 0.583 hours; the effective hourly rate is 85.33 ÷ 0.583 = $146.29. Across 26 visits the season total is $2,218.67. Run those five lines by hand and you should land on the same figures the calculator shows.

Why the Minimum Charge Does Most of the Work

Set the area to 1,200 square feet and watch what happens. The area charge drops to about $16.56, travel and extras stay exactly where they were, and the raw price lands near $32.89 — below the $45 minimum, so the minimum takes over. That is not a rounding artefact. It is the single most important structural fact about pricing small recurring jobs: below a certain size, the price stops being a function of the work and becomes a function of showing up.

Operators who price purely by area lose money on every small lawn and never see it in the accounts, because the profitable large lawns hide the losses in the weekly total. Homeowners with tiny lawns run into the mirror image of the same fact and are often surprised that a courtyard costs nearly as much as a neighbour's much larger yard. Neither party is being unreasonable; the fixed cost of arriving is simply larger than the variable cost of cutting.

Two quotes that differ by 30% often turn out to be quoting different jobs. One may include clipping removal and edging every visit; the other may mulch in place and edge monthly.
