Running a formula is arithmetic; appraising a tree is a professional judgement about condition, function and site made by someone qualified to make it, and the ratings that drive the result are exactly the part a calculator cannot supply.

What This Tree Value Calculator Does

The Trunk Formula Technique belongs to the cost approach in appraisal: it asks what it would cost to replace the function the tree provides. For a small tree the answer is simply the price of buying and installing a comparable one. For a tree far larger than anything a nursery sells, replacement in kind is impossible, so the method scales the cost of the largest available nursery tree up to the subject tree's trunk cross-sectional area, then depreciates that figure for the tree's actual condition and situation.

How to Use It

  1. Enter the subject tree's trunk diameter. If you measured circumference with a tape, convert it first with our tree diameter calculator.
  2. Enter the nursery replacement tree's diameter and its installed cost, using a real quote from a local supplier rather than a remembered figure. This anchors the entire calculation.
  3. Enter the three ratings for condition, functional limitations and external limitations. In a real appraisal these come from a documented inspection against the published standard.
  4. Add the additional costs that a replacement would incur — removal of the existing tree, installation, aftercare, hardscape repair.
  5. Read the result as a worked example of the method, and take the figure to a qualified appraiser if anything depends on it.

The Formula and How It Is Calculated

Trunk cross-sectional area, in square inches, follows the worksheet directly:

CSA = trunk diameter² × 0.7854

The unit tree cost is the nursery tree's installed price divided by its own cross-sectional area:

unit cost = nursery tree cost ÷ nursery tree CSA, in currency per square inch

The basic functional replacement cost scales that unit rate up to the subject tree:

basic cost = subject CSA × unit cost

Depreciation applies the three ratings as multipliers, exactly as the worksheet does:

depreciated cost = basic cost × condition × functional limitations × external limitations

Additional costs are then added to reach the total functional replacement cost.

Worked example, which is the default loaded above. A 24-inch subject tree has a cross-sectional area of 24² × 0.7854 = 452.4 in². A 4-inch nursery tree has 12.57 in² and costs 850 installed, giving a unit cost of 67.64 per square inch. The basic replacement cost is therefore 452.4 × 67.64 = 30,600. Applying ratings of 70, 90 and 80 per cent retains 50.4 per cent, giving 15,422, and adding 1,200 of additional costs gives a total of 16,622.

Why the Three Ratings Are the Whole Appraisal

Notice what happened in that worked example. The basic cost came from two measurements and one price, all of them objective. The final figure came from three percentages, all of them judgements — and those three percentages cut the number in half.

Condition rating covers the tree's health, structure and form. A tree with significant decay, a poor branch union or a one-sided crown after a failure does not provide the same function as a sound one, and the rating reflects that. Functional limitations cover how well the tree performs its intended role in that location, and external limitations cover restrictions imposed from outside the tree — utility conflicts, restricted rooting volume, regulatory constraints on what could actually be planted there.

Each of these is defined in the published standard, each requires an inspection, and each is documented and defensible in a professional appraisal. When someone enters percentages into a web form, none of that has happened. The arithmetic will still run, and it will still produce a confident-looking figure, which is precisely why the result should not be described as an appraisal.

Where a Formula Value Is and Is Not Accepted

Formula appraisals appear in insurance claims, casualty loss deductions, damage and trespass litigation, and municipal tree ordinances. They are also contested in all of those settings, because a replacement-cost figure is not the same thing as market value and the two can diverge widely.

The Guide for Plant Appraisal describes three approaches to value — cost, income and sales comparison — and the Trunk Formula Technique is one technique within the cost approach. Choosing the right approach for the assignment is itself part of the appraiser's work, and a peer-reviewed analysis of the technique's field precision has been published in the ISA's own journal, Arboriculture & Urban Forestry, precisely because the question of how reproducible these numbers are between appraisers is a live one.

A practical consequence: two competent appraisers can produce meaningfully different figures for the same tree, and the difference will usually sit in the ratings rather than the measurements. A published appraisal that does not document how the ratings were derived is difficult to rely on, whoever produced it.

Why Cross-Sectional Area, Not Diameter

The method prices the tree per square inch of trunk cross-section rather than per inch of diameter, and that choice matters enormously at the large end. Because area scales with the square of diameter, a 24-inch tree has thirty-six times the cross-section of a 4-inch nursery tree, not six times. The scaling from nursery price to appraised value is therefore steep, and large trees reach large numbers quickly.

This is also why measurement accuracy is worth more here than almost anywhere else in tree work. A one-inch error on a 24-inch trunk is about four per cent of diameter but more than eight per cent of cross-sectional area, and it flows straight through to the currency figure. Measure at the height the standard specifies, outside the bark, and record where you measured.

It is also why the nursery tree matters as much as the subject tree. Using an unrealistically small or unrealistically cheap replacement tree distorts the unit cost per square inch, and that distortion is multiplied by the subject tree's much larger area.

Timber Value Is a Different Question Entirely

People arrive at a tree value calculator wanting one of two very different numbers, and it is worth being explicit about which this page produces. An amenity or landscape value asks what the tree is worth standing where it is, as part of a garden, street or park. A timber value asks what the wood inside it would fetch at a mill once it has been felled.

Those numbers are unrelated, and they frequently run in opposite directions. A magnificent open-grown oak on a lawn has enormous amenity value and poor timber value, because it is short-boled and heavily branched. A straight, clean forest-grown stem of the same species and diameter is the reverse. The Trunk Formula Technique on this page answers the first question, not the second.

Timber value depends on species, log grade, defect, form class, the applicable log rule and current mill prices in your region, none of which appear in the trunk formula. If that is what you need, the figure comes from a consulting forester or a timber buyer working from a cruise of the actual stand.

Common Mistakes to Avoid

  • Calling the output an appraisal. It is the published formula run on numbers you supplied. An appraisal requires an inspection and a qualified appraiser.
  • Guessing the three ratings. They halve or double the answer between them and are the part the standard defines most carefully.
  • Using a remembered nursery price rather than a current local quote. Every currency figure on the page scales with it.
  • Entering circumference as diameter, which inflates cross-sectional area by roughly ten times.
  • Assuming a replacement cost equals market value. Cost, income and sales-comparison approaches answer different questions and can give very different figures.
