The amortisation reality

Early mortgage payments are mostly interest, and that split changes slowly. Seeing the schedule is what makes the case for an extra payment concrete: a single additional payment early in the term removes far more total interest than the same payment made years later. The amortisation and extra-payment tools show that directly.

Break-even is the number that decides a refinance

A lower rate is not automatically worth taking. Closing costs have to be recovered from the monthly saving before the refinance is ahead, and if you move or refinance again before that month arrives, it cost you money.
