Tip: watch the terminal share figure. When more than about 70% of the value sits in the terminal block, the output is mostly a statement about the terminal growth rate and the discount rate, and almost nothing about the forecast you spent time building.

An intrinsic value calculator answers a narrow question: if a business produces the cash flows you have assumed, and you discount them at the return you require, what is that stream worth per share today? It is a statement about your assumptions, not about the company. Two analysts using the same model on the same business routinely land forty per cent apart, and neither has made an arithmetic error. The difference is always in the inputs.

What This Intrinsic Value Calculator Does

It implements a two-stage discounted owner earnings model. That is the specific model, stated plainly, because the phrase "intrinsic value" gets attached to at least six incompatible methods and the answer depends entirely on which one is running.

Stage one grows your base owner earnings figure at a constant rate for an explicit forecast period and discounts each year back to the present. Stage two capitalises the year after the forecast period into a perpetuity using the Gordon growth formula, then discounts that single number back. Adding the two gives an enterprise value. Subtracting net debt gives equity value. Dividing by shares outstanding gives the per-share figure in the hero.

Every assumption the model rests on is listed here, and there are more of them than the four input boxes suggest: growth is constant within each stage rather than fading; the discount rate is constant across all years; the terminal growth rate continues forever; owner earnings are a fair proxy for distributable cash; the share count does not change; net debt is carried at book value; there is no dilution from options or convertibles; and the business survives the entire forecast period. Any one of those being wrong moves the output.

How to Use It

  1. Normalise the base earnings figure first. Take a multi-year average or an adjusted figure rather than the most recent reported year. A single cyclical peak fed into stage one gets compounded for a decade and then capitalised forever, which is how a model produces a number three times too large.
  2. Set the forecast period to match the competitive advantage, not a round number. Ten years is convention, not analysis. A business with a durable moat may justify more; a commodity producer with no pricing power justifies far fewer.
  3. Enter your own discount rate. This page hardcodes nothing. The rate is the return you require for the risk you are taking, and building it from a capital structure is what the WACC calculator is for.
  4. Keep terminal growth below the discount rate and below long-run nominal GDP. A terminal rate above the discount rate makes the perpetuity formula return a negative or infinite number; a rate above economy-wide growth implies the firm eventually becomes the whole economy.
  5. Read the terminal share figure before the hero number. It tells you which half of the model is actually driving the answer.

The Formula / How It's Calculated

Stage one is a straightforward present value of a growing series. For each year t from 1 to N:

PVt = E0 × (1 + g1)t ÷ (1 + r)t

Stage two capitalises the first post-forecast year into a perpetuity and discounts it back:

TV = EN × (1 + gt) ÷ (r − gt), then PV(TV) = TV ÷ (1 + r)N

Enterprise value is the sum of the two. Equity value = enterprise value − net debt, and intrinsic value per share = equity value ÷ shares outstanding.

Worked example, matching the values the page loads with. Base owner earnings are $500m, growing 8% for ten years, discounted at 9%, terminal growth 2.5%, net debt $400m, 250m shares. The stage-one sum is a geometric series with ratio 1.08 ÷ 1.09 = 0.990826, which over ten terms sums to 9.5090, so the present value of the forecast years is 500 × 9.5090 = $4,754.5m. Year-ten earnings are 500 × 1.0810 = $1,079.5m, so year eleven is $1,106.4m and the terminal value is 1,106.4 ÷ (0.09 − 0.025) = $17,022m. Discounting that by 1.0910 = 2.36736 gives $7,190.4m. Enterprise value is $11,944.9m, equity value is $11,544.9m after net debt, and per share that is 11,544.9 ÷ 250 = $46.18. The terminal block is 60.2% of enterprise value.

Why the Terminal Value Usually Dominates

This is the section that changes how people read every DCF output they see afterwards.

In the worked example above, ten years of carefully forecast earnings contribute 39.8% of enterprise value. A single line — a perpetuity built from two rates — contributes 60.2%. Push the forecast period down to five years and the terminal block passes 75%. That ratio is not unusual; it is typical. Most of what a discounted cash flow model tells you comes from the part of the model you did the least work on.

The reason is arithmetic rather than pessimism. A perpetuity divides by (r − gt), and that denominator is small. At a 9% discount rate and 2.5% terminal growth the divisor is 0.065, which is a multiple of roughly 15.4 applied to a single year's earnings. Move terminal growth to 3.5% and the divisor falls to 0.055, a multiple of 18.2 — an 18% jump in the terminal block from a one-point change in a number nobody can observe.

Three practical consequences follow. First, always run the terminal rate across a range rather than picking one; the spread of outputs is the honest answer, and a single point estimate is false precision. Second, treat the terminal share percentage as a quality indicator for the model, not a curiosity. Third, when terminal value dominates completely, a multiple-based cross-check adds more than another decimal place in the forecast — which is why the P/E ratio calculator and the EBITDA calculator belong beside this one rather than in competition with it.

Owner Earnings Are Not Net Income

The base input is labelled owner earnings deliberately. Net income is an accrual figure shaped by depreciation schedules, revenue recognition timing and non-cash charges, and none of those correspond to cash a shareholder could actually be paid.

A workable definition starts from net income, adds back depreciation, amortisation and other non-cash charges, and then subtracts the capital expenditure genuinely required to maintain the current competitive position and unit volume. That last subtraction is the hard one, because reported capital expenditure mixes maintenance with growth and companies rarely split them. Getting it wrong in either direction is common: treat all capex as maintenance and you understate a growing business; treat all of it as growth and you value a decaying asset as if it never needed replacing.

Working capital deserves the same treatment. A business that grows revenue 20% and funds it by expanding receivables and inventory is consuming cash it never reports as an expense. Subtracting the increase in non-cash working capital converts the accounting story into the cash story, and the free cash flow calculator handles that build if you want it separated out. Margin of Safety and What the Gap Actually Means

The gap the calculator displays against the market price is not a signal. It is the distance between your assumptions and the market's, and there are exactly two explanations for a large gap: the market has mispriced the business, or your inputs are wrong. The second is more often true, and a model that keeps producing large discounts across a whole watchlist is diagnosing its own optimism rather than finding bargains.

The margin-of-safety concept exists precisely because the model is imprecise. If your estimate is $46 and the price is $38, the discount is 17.7% — which sounds like room, but a one-point change in the discount rate moves the estimate by more than that. A margin of safety is a buffer against the error in your own arithmetic, not a measure of expected return.

A useful discipline is reverse engineering: instead of asking what the business is worth, ask what growth rate the current price implies. Set the intrinsic value equal to the market price and solve backwards for g1. If the answer is a growth rate you consider plainly achievable, the market is not demanding much. If it requires two decades of exceptional performance, you have learned something the forward model would have buried.

Where This Model Breaks Down Entirely

Discounted earnings models have a defined domain, and outside it they return numbers that look authoritative and mean nothing.

Negative or erratic base earnings. If E0 is negative, every stage-one term is negative and the terminal block compounds the problem. Early-stage and deeply cyclical businesses need a different approach, usually one that models a path to profitability explicitly rather than growing a negative number.

Financial institutions. Debt is raw material for a bank, not financing, so the enterprise-value-minus-net-debt structure this page uses does not apply. Bank valuation works at the equity level with dividends or residual income.

Businesses whose value is optionality. A single drug in trials or an undeveloped resource has a payoff shaped like an option, not a growing annuity. Option-pricing methods cover that structure, and forcing it into a growth model gives the wrong shape of answer.

Anything where the share count is unstable. Heavy stock-based compensation dilutes the denominator every year. If the share count grows 3% annually and the model holds it fixed, per-share value is overstated by roughly 26% over ten years. Project the future share count explicitly rather than holding it fixed.

Common Mistakes to Avoid

  • Using a peak year as the base — stage one compounds it for a decade and stage two capitalises it forever, so a single unrepresentative year distorts the entire output.
  • Setting terminal growth near the discount rate — the denominator collapses toward zero and the valuation runs away to a number that has no economic meaning.
  • Mixing nominal and real — nominal cash flows need a nominal discount rate. Growing real earnings and discounting at a nominal rate understates value by roughly the inflation rate every year.
  • Discounting equity cash flows and then subtracting debt again — free cash flow to the firm is discounted at WACC and nets off debt afterwards; free cash flow to equity is discounted at the cost of equity and does not.
  • Treating the output as a target price — it is one point from a distribution of assumptions, and quoting it to the cent implies a precision the method does not have.
